If your property becomes unoccupied, it will be more difficult to find empty property insurance than it would be for an occupied one. There are various reasons why you may have an empty property and therefore need unoccupied house insurance, maybe the previous owner has passed away and the property is for sale, the building has been purchased by a new landlord but has not been rented out yet or the property is unoccupied between tenants.

Empty properties are seen as a higher risk, as they are more likely to suffer a theft or vandalism. There is also the possibility of squatters and any attendant damage caused. The empty property may be let in the future on a commercial basis - many insurers will not insure properties let out and so will not offer empty property insurance.

Most standard polices restrict cover or even stop cover when a property becomes unoccupied. The reason for this is that when a claim event occurs in an unoccupied building they often go undetected and consequently become more expensive than a normal claim. This is why you will need a specific empty property insurance policy to cover the risk.

Unoccupied is defined differently by insurers, some insurers define it as a property left without an occupant for more than 30 days, some as when the property is left unfurnished. Most insurers regard long term unoccupancy as a material fact which must be disclosed when buying unoccupied house insurance.

There are measures that insurers of empty property will expect the owners to take in order to prevent any slide into disrepair. Minor repairs such as fallen roof tiles or broken windows should repaired, not only to avoid the obvious advertisement that the building is unoccupied, but also to prevent further damage to the structure of the property as a result. Also the garden and surroundings of any property should be kept clear of rubbish to prevent further fly-tipping and to reduce any risk of fire.
