If you are thinking of insuring property in Bulgaria it is important to note that under Bulgarian law only the owner of a property stated on the Notary Act can take out property insurance cover. It would therefore not be possible for a developer or a property management company to hold an insurance policy as is usually the case in Western Europe. It is up to each individual owner to ensure they have adequate holiday property insurance cover.

There is no law that forces you into insuring property in Bulgaria. However, if you have raised money to buy the property on a mortgage, then the lender will require you to take out a European property insurance policy to protect their interest until the loan is repaid. You will be required to name the mortgage company as a "loss payee" on your policy, which means that if the property is damaged and in need of repair or even a rebuild, the insurance payment will go to the loan company to cover the cost of repair or to pay off the loan.
